1. Controller and contact
The controller for the Live in Mauritius website is Joe S.T., an individual based in Mauritius. There is no company registration number.

This policy applies to real-estate-in-mauritius.ru. When you open WhatsApp, Telegram, an email application, or a phone service, that provider's own terms apply.
2. Data required to operate the website
Before you make an analytics choice, the website processes only data needed to deliver pages securely and provide requested features:
- IP address, request date and time, page address, response status, and browser information may temporarily appear in web-server logs; logs rotate daily and are retained for approximately 14 days;
- a session identifier supports navigation and security functions; an inactive session lasts up to 2 hours;
- first-party statistics store event time, page path without form contents, interface and system language, device type, country resolved locally from the IP address, referrer domain, UTM parameters, and a session hash; raw IP addresses and the full User-Agent are not stored in the analytics table;
- raw first-party analytics events are retained for up to 180 days;
- saved properties and your analytics choice remain in browser local storage until you clear site data or the consent-policy version changes.
The website does not create public user accounts or store the content of messenger conversations. A persistent first-party visitor identifier is currently disabled.
3. Google Analytics 4 — only with consent
After you select “Allow analytics”, the website loads Google Analytics 4 and creates _ga and _ga_<identifier> cookies. They distinguish sessions and expire no later than 60 days after their last update.
Google Analytics may receive:
- visited pages and page titles;
- approximate country, language, browser, device, and operating-system information;
- events for catalogue and property views, filters, the presence of a search query, adding or removing a saved property, and opening a messenger link;
- a technical client identifier and session parameters.
Search text, message contents, names, email addresses, and phone numbers are not sent to Google Analytics. The q parameter and URL fragment are removed before the page address is sent. Google may process an IP address in transit and to derive approximate location; according to Google Analytics documentation, individual IP addresses are not logged or stored in Analytics.
Google Signals, advertising personalization, remarketing, User-ID, and Google Ads links are disabled. User-level and event-level retention in GA4 is set to 2 months.
4. Purposes and legal bases
Necessary technical processing delivers the requested website, prevents abuse, remembers the selected language, and operates saved properties. It is based on providing the requested function and the legitimate interest in keeping the website secure and reliable.
Google Analytics is used only with your explicit consent to understand which sections are useful, improve catalogue usability, and verify user journeys. Refusal does not restrict access to pages, properties, or contact options.
5. Recipients and international transfers
Necessary data is available only to the controller, authorised technical personnel, and the hosting provider to the extent required to operate the website.
When you consent to Google Analytics, data is transferred to Google group companies under the applicable Google Analytics and data-processing terms. Processing may take place outside Mauritius, including countries where Google's infrastructure and subprocessors are located. Your informed consent covers this international transfer; Google also applies contractual and organisational safeguards.
WhatsApp and Telegram receive information only when you choose to open those services. Their processing is governed by the WhatsApp Privacy Policy and Telegram Privacy Policy.
6. Choice, refusal, and withdrawal
You may select “Decline”. Google Analytics will not load and GA cookies will not be created. You can change your decision at any time through “Analytics preferences” in the footer of every page.
After withdrawal, future collection stops, GA cookies accessible to the website are removed, and the page reloads without Google Analytics. Lawfully processed aggregate measurements may remain in Google reports within the service configuration and retention period.
7. Your rights
Subject to applicable law, you may request confirmation of processing, access, correction, deletion or restriction, object to processing, and withdraw consent without affecting the lawfulness of earlier processing.

8. Security and changes
The website uses HTTPS, restricted administrative access, data minimisation, and regular backups. No internet service can guarantee absolute security, so safeguards are reviewed when the system changes.
If the purposes or scope of Google Analytics change materially, the consent-policy version will be increased and the website will ask you to choose again.
